County Meeting Notes Comprehensive Plan Contract Language

Current Zoning: R-1.
Zoning Changes: Loudoun County is currently undergoing a Zoning Ordinance Rewrite which is slated for adoption in early 2022. This timeline aligns with development of this property assuming a zoning submitted Q1/Q2 2021. A large focus of this effort is the creation of new zoning districts to govern the new place types created in the 2019 Comprehensive Plan, specifically the ‘Urban Place Type’ in which the Rock Hill Road property is located.

Is the item below correct?  This transaction pertains only to the portion of the property in Loudoun. We retain the portion in Fairfax, and the latter is not subject to this policy. So "subject property" is only the Loudoun portion?

SCHEDULE B, PART I Requirements 17. Note: the subject property lies within two counties, therefore, the first deed must be recorded and all state taxes paid (together with the portion of the local tax attributable to that jurisdiction). The certified recorded deed must then be submitted to the second county for processing where the applicable local taxes will be collected. At this time, this process cannot be done electronically.
